TOTAL RENOVATION OF AN EDWARDIAN MANSION FLAT

IN AT THE BEGINNING

We were approached to accompany our client on a first viewing of this property. Our creative vision, professional opinion and no nonsense advice on maximising its potential, as well as our proven ability to completely transform the dated, very poorly laid out space into a stylish new family home were key to the purchase. 

Situated in a conservation area and with strict regulations on permitted works, the proposed remodelling of both the new layout and of the schedule of works were subject to strict approval.  We were able to negotiate the best possible outcomes working closely with surveyors, engineers and the HML.

The flat retained some original features of the period, and the client was keen to preserve the special features we uncovered as we stripped back and set out the new 21st century floor plan. The stunning entrance hallway was designed around the fabulous newly polished terrazzo floor, a very special feature of the original building hidden away for decades. Wherever possible we take inspiration from the building itself, respecting its history as we modernise. 

The integration of the total space and was achieved by using a contemporary large block washed wooden parquet flooring throughout the living areas. Bespoke joinery, custom skirting boards and the floating ceilings add to the elegant finish throughout. Earth tones were selected in each of the rooms, including the kitchen. Its spacious new layout with leather window seating is a comfortable heart of the home for the busy family as well as a fully equipped contemporary cooking space.  

PERIOD STYLE ARCHWAYS & CREATIVE FEATURED LIGHTING

Skilfully referencing the original architectural design, period styled archways were used above doorways to the newly created bedroom suites breaking up the very long hallway, and achieving an interesting perspective. Another served to define the guest cloakroom area.  Close attention to finishing touches in this small area adds drama to the space.   

A 3 piece split and cranked supporting beam, was required in the main living room,  it marks the divide between the lounge and dining areas.  Extra width was also created in this very contemporary space by the wide electromagnetic door opening, bringing more natural light into the hallway.  Strong colours, and hard lines as well as panel materials and textures are softened not only by the furnishings but also by the vibrant horizontal abstract patterned wallpaper.  Lighting design was absolutely integral to the success of the entire project, in this room a combination of the latest LED technology set behind the suspended pale onyx wall panels and some amazing vintage finds cover the full range of desired moods. 

LUXURY / STYLE / COMFORT / FUNCTIONALITY

This  luxurious en suite shower room constructed from specially sourced materials is an unusual shape, requiring precision design. Our client was thoroughly impressed by our eye for detail sourcing impressive fixtures and fittings throughout the design  process. 

Style, comfort and function are equally important to LHD in delivering on a brief. Again we exceeded expectations, assisting in the entire interior design of the property, ensuring a hassle-free experience for all, delivering the project on time and on budget enabling our clients to relax and enjoy living in their beautiful new home.
