The transformation of this tired garden flat was quite astonishing and it was only after the project was finished that the true value of the outside space could really be appreciated. Once the competitive quoting process was over, London Heritage took over the site and our client relocated to allow the process to begin.

The demolition was extensive as we had to remove the majority of the rear of the property and most of the internal walls. It became apparent that there was a serious damp and dry rot problem throughout the flat. This was exacerbated by the fact a previous builder had tried to resolve the problem by installing a DPM underneath the floor. Unfortunately this was done incorrectly, creating a soggy gap without air, the perfect condition to cultivate dry rot. We consulted experts and under instruction, we eradicated the dry rot which can decimate buildings if not treated urgently and correctly.

With some delay, LHD quickly pulled back the time lost, reinstalling floors and sound block ceilings. Rebuilding the rear included the installation of frameless glass walling that opened seamlessly to one side, allowing the outside in and linking the two environments to great effect.

The structural work was challenging, as the four floors above had to be carefully considered. In transforming the property, we upgraded all of the services and found extra floor space within the awkward nooks and crannies that could be utilised, adding value to the property.

In typical LHD style, all openings were widened and made taller, improving the flow of energy throughout. Strategic lighting plans were of upmost importance within the working/living space, twin offices, central kitchen diner, relaxed living space and the three bedrooms with two en suite bathrooms.

The final decorations and finishing were styled according to our client's specific tastes, thus creating a very unique and personal end product, one that will stand the test of time. LHD finished the project to the great satisfaction of the client, dead on budget.
